Sewa Perkantoran di Asia Cukup Menjanjikan

Pasar properti sewa perkantoran di Asia cukup menjanjikan, sebab tingkat permintaan sewa kantor secara keseluruhan berada di level positif pada kuartal I-2011.

Tercatat, meski terjadi penambahan pasokan baru sebesar tiga sampai empat kali lipat pada beberapa kota, sewa kantor di Asia mencatatkan pertumbuhan sebesar 1,7 persen dibandingkan kuartal sebelumnya.

Menurut Mark Lampard, Managing Director, Corporate Solutions Colliers International untuk kawasan Asia Pasifik, pasar perkantoran sewa terbantu adanya peningkatan kepercayaan pelaku bisnis dan meningkatnya komitmen awal yang memberikan harapan bagi sejumlah proyek baru.

"Dengan tersedianya pasokan baru, perusahaan mengambil keuntungan dari kondisi pasar terkini untuk mengembangkan kebutuhan dan meningkatkan jumlah kantor mereka guna meningkatkan kualitas," kata dia dalam keterangan yang diterima VIVAnews.com di Jakarta, Senin 30 Mei 2011.

Salah satu contohnya, kata dia, BNP Paribas di Singapura yang melipatgandakan luas kantornya di Ocean Financial Centre dari 70 ribu kaki persegi menjadi 140 ribu kaki persegi di kuartal pertama tahun ini.

Secara bersamaan, Lampard menambahkan, tingkat permintaan yang tinggi juga terjadi pada penjualan kantor untuk kawasan Asia lain. Hal ini dipicu berlanjutnya dana pinjaman berbunga rendah dan potensi apresiasi modal yang menjanjikan sebagai imbas dari strategi sewa yang berkelanjutan. "Pusat-pusat ekonomi seperti Hong Kong dan Taipei bahkan mencatatkan nilai jual yang tinggi pada perkantoran mereka," tuturnya.

Sementara itu, berdasarkan hasil riset Colliers International, Asia akan mengalami peningkatan harga sewa maupun jual pada 2011. "Di kota dengan pembangunan gedung-gedung yang akan selesai tahun ini, penyewa bakal mendapatkan kesempatan memindahkan lokasi kantor atau mengembangkan usaha mereka dalam jangka pendek dan menengah," lanjut Lampard.

Suzuki memamerkan Swift S-Concept pada 2011 di Geneva Motor Show. S-Concept didasarkan pada Swift Eropa yang mulai dipasarkan pada musim gugur 2010.

Suzuki Swift mengatakan S-Concept akan 'lebih sporty dan menarik'. Preview resmi pada desain Swift S-Concept menunjukkan kinerja yang berorientasi pada mobil rally dengan spatbor berotot, lampu proyektor, lampu kabut besar dan spoiler atap.

Rincian S-Konsep diumumkan oleh Suzuki tanggal 1 Maret 2011. Suzuki juga memamerkan Swift, Splash, Alto, Kizashi, Jimny, Grand Vitara dan SX4 di Geneva Motor Show. Konsep Swift S juga akan membuang petunjuk tentang generasi-berikutnya Swift Sport, yang menurut beberapa sumber saat ini sedang dikembangkan.

Spekulasi yang berkembang menyebutkan bahwa Swift Sport 2012 akan digerakkan oleh mesin 4 silinder sejajar, M16A 1.6 Liter yang dapat menyemburkan tenaga 123 hp (hourse power).
